Bookings and Payment

Bookings are accepted on the understanding that the property is taken for holiday purposes only and that, excepting babies, the number of people in each property is limited to that entered on the booking form.

Bookings are provisional until a payment of 25% of the rental cost is received. The balance is payable four weeks before the start of the holiday. Non-payment of the balance of the rent before the due date may be construed as a cancellation of the contract by the client.  For bookings made less than four weeks before the start of the holiday, payment in full of the rent will be required.

The client and any friends or family of the client visiting the property while the client is staying there must adhere to the conditions of the contract, including the rules and procedures contained in the information folder provided in the property.

Cancellation

Cancellations must bemade in writing.  In the event of you cancelling the booking, we will retain 25% of the rental cost as an administration fee and seek to re-let the property for the period of the booking.  If we are able to re-let property for the whole period of the original booking, we will refund all money paid, less the administration fee; if we cannot re-let for the whole period, we will reduce the refund to cover the cost of days not let. You are advised to take out holiday insurance to cover cancellations.

Period of Hire

The property will be available from 4pm on the day of arrival and should be vacated by 10am on the day of departure.  

Right of Entry

Whilst respecting your reasonable privacy, we do reserve the right to access the property at all times, if necessary, for repairs and emergencies.

Care of the Property

We expect our guests to leave the cottage in the same -  clean, tidy - condition as they find it.  Please tell us promptly of any breakage or damage in or around the property so that we can repair or replace it for the next client.  You should take all reasonable and proper care of the property and its contents. 

We provide bed-linen and bathroom towels - please bring your own beach towels.

Behaviour

The houses in the conservation area are built in close proximity to each other and we ask you to be aware of this and considerate towards local residents.  We reserve the right to terminate the contract without refund if your behaviour causes problems for the neighbours.

Smoking

Smoking is not permitted in the property.

Rules and Procedures

Guests are required to observe the rules and familiarise themselves with the procedures contained in the information folder provided in each property.

Pets

We welcome one small, well-behaved dog at an additional charge.  Dogs are not permitted on beds or other furniture and must not be left unattended in the cottage at any time.  Any fouling in the garden or alleyway outside the property must be cleared up promptly and disposed of properly.

We reserve the right to terminate the contract without refund if the dog's behaviour is considered unacceptable.

Liability

We do not accept liability or responsibility for any personal injury sustained or loss or damage to any property.  The property has steep, narrow stairs and low ceilings, which might make it unsuitable for people with mobility problems.

Complaints

If you have cause for complaint during the rental, please contact us promptly and we will endeavour to put it right.  We cannot act on a complaint after the rental if we have not been informed during your stay.
